Rising rent prices in Cyprus create housing affordability challenges

Rent prices across Cyprus continue to rise, significantly outpacing income levels and forcing many young adults to live with their parents until their late 30s. According to March data from the Interior Ministry and Land Registry, Limassol remains the most expensive area, where three-bedroom houses can cost up to €2,300 per month. Nicosia shows lower average rents, with one-bedroom houses in Agios Dometios renting for €675 and three-bedroom units in Engomi reaching €1,500. While 2025 saw record property market transaction values of €6.5 billion and increased building permits, critics argue that current housing schemes have failed to produce enough supply to lower costs. Vacancy rates in Limassol have dropped to 2-4%, with affordable rental units typically rented out in under three weeks. Despite increased construction activity, analysts suggest a mismatch in housing types rather than a total shortage. Meanwhile, Eurostat data indicates that housing prices in Cyprus have risen significantly alongside rents over the past decade.
