Dispute over processing of detached house applications in Famagusta district
The Famagusta District Self-Government Organization announced a suspension of new applications for detached houses, stating that processing would be paused until new guidelines from the Ministry of Interior are approved. The Ministry of Interior subsequently rejected this claim, stating that the existing regulatory framework is clear and sufficient. The ministry emphasized that the legal status for building such houses is governed by three specific development plans: the Local Plan for Paralimni, Ayia Napa, and Deryneia; the Local Plan for the Free Area of Famagusta; and the Policy Statement for the British Bases of Akrotiri and Dhekelia. According to the ministry, these documents already contain strict provisions regarding minimum lot size, maximum distance from development boundaries, access requirements, and building coefficients. These existing rules limit the discretion of the Planning Authority, rendering the suspension of applications unnecessary. The ministry maintains that the internal administrative process for guidelines does not prevent the continued examination of planning applications.
