Cyprus rental market stabilizes in 2026 but prices remain high
As the new academic year approaches, the rental market in Cyprus has shown signs of stabilization in 2026, though prices remain at historically high levels. Marinos Kynigeirou, president of the Council for the Registration of Real Estate Agents, stated that while rental costs have not increased this year due to higher housing supply, they continue to place a heavy burden on household budgets. The increased availability of long-term rental properties is attributed to a decrease in tourist numbers, which has led many property owners to transition away from short-term holiday rentals.
Rental costs vary significantly by city. In Limassol, which remains the most expensive, a one-bedroom apartment averages €1,000–€1,100, while a two-bedroom unit ranges from €1,400–€1,500. In Nicosia, one-bedroom apartments cost €600–€650 and two-bedroom units €800–€900. Larnaca and Paphos offer more affordable options, with one-bedroom units at €500–€600 and €500–€550 respectively, and two-bedroom units at €700–€800 in both cities.
Kynigeirou noted that the Council has previously submitted proposals to the state for further market stabilization and price reduction, but claims there has been no official response to date. He continues to advocate for legislative changes to address the structural issues behind high housing costs.
