Court of Appeal concludes long-standing Limassol land dispute

The Court of Appeal of Cyprus has issued a unanimous ruling on July 16, 2026, rejecting an appeal by the heirs of a deceased landowner regarding a property expropriation dispute in Limassol. The case, which originated nearly half a century ago, concerns the 1977 acquisition of 2,007 square metres of land for the construction and improvement of the Limassol-Nicosia road, with infrastructure work completed between 1979 and 1980.

The appellants, the sons of the original landowner, challenged a previous court decision and sought various forms of relief, including compensation for the land value, damages for loss of use, and an alternative demand for €80,000 for road construction or a mandate for the state to provide direct access to Spyrou Kyprianou Avenue. They based their legal arguments on an alleged agreement purportedly reached with the state in 1993. The court rejected all 16 grounds of appeal and ordered the appellants to pay €4,000 in legal costs plus VAT to the Republic of Cyprus, effectively ending the protracted legal battle.
