Surging rent prices impact Greek students ahead of the new academic year

As of late August 2026, thousands of families across Greece are facing a difficult housing market while searching for student accommodations near universities. The period immediately preceding the start of the academic year is marked by significant price hikes, limited availability, and intense time pressure for incoming freshmen.

Data from the first half of 2026 indicates that for small apartments ranging between 15 and 50 square meters, rental costs near major universities in Athens and Thessaloniki can reach 13.7 euros per square meter. Consequently, a 40-square-meter flat may demand monthly rent of approximately 550 euros. Other reports from the same period highlight that a smaller 35-square-meter apartment in Athens now starts at a minimum of 420 euros per month. The most expensive areas identified are in the vicinity of Panteion University and the University of Piraeus.

While urban centers face the highest pressure, provincial student towns offer more affordable alternatives. Analysts note that the market currently operates on two tiers, with major cities experiencing the most significant inflationary trends. Families are currently advised to conduct thorough property assessments beyond mere photographic appearances to avoid making hasty, ill-informed leasing decisions as September approaches.
