Cyprus faces severe student housing shortage and rising rental prices

As of August 2026, Cyprus is experiencing an acute student housing crisis driven by a growing student population and limited supply. Marinos Kynaigeirou, president of the Real Estate Agents Registration Council, reports that one-bedroom apartment rents are significantly high, reaching up to €1,500 in Limassol, while Nicosia, Larnaca, and Paphos range between €600 and €900. In Paralimni, prices remain capped at approximately €700.

To address this, universities are accelerating infrastructure projects. Vassilis Protopapas of the Cyprus University of Technology (TEPAK) aims to guarantee rooms for all first-year and financially disadvantaged students within two years. Simultaneously, Cleanthis Pissaridis from the University of Cyprus announced a broader government-backed plan to construct approximately 900 new beds, with the first 500 expected to be available within three years to stabilize the market.
