Surging demand for student housing across Cyprus leads to record rental prices

As the academic year approaches, Cyprus is facing a significant shortage of student housing, exacerbated by an expanding student population. Marinos Kynigairou, president of the Council for Registration of Real Estate Agents, reported that monthly rents for one-bedroom apartments vary significantly across the island: ranging from €600 to €900 in Nicosia, Larnaca, and Paphos, peaking at €1,500 in Limassol, and remaining under €700 in Paralimni.

Universities are implementing long-term infrastructure projects to address this crisis. Vasilis Protopapas, head of Student Affairs at the Cyprus University of Technology (TEPAK), stated that the goal is to provide guaranteed rooms for all first-year students and those with financial hardships within one to two years through the completion of their own residence halls. Additionally, Cleanthis Pissarides of the University of Cyprus announced plans to construct approximately 900 new beds, with the first 500 expected to be available within three years in collaboration with the state.

Experts emphasize that the current limited supply of organized residences makes early searching essential. The situation is particularly strained in Limassol, where high competition from foreign workers and corporate demand contributes to elevated rental costs.
