Cyprus property market shows growth in second quarter of 2026
The Cyprus property market maintained strong momentum throughout the second quarter of 2026, according to the RICS Cyprus Property Price Index with KPMG in Cyprus. Data reveals that investment yields for various property categories ranged from 2.85% to 5.82%. Holiday apartments led the market with the highest yield of 5.82%, followed by retail shops at 5.78%, offices at 5.63%, and residential apartments at 5.51%. Year-on-year yields increased across all tracked sectors, with the notable exception of warehouses.
Property values also experienced broad growth during this period. Apartments recorded the most significant annual appreciation at 5.42%, followed by warehouses at 4.22% and houses at 4.04%. Office space values saw a more modest increase of 3.69% compared to the corresponding quarter of 2025. These figures demonstrate a sustained upward trend in both investment returns and asset pricing across the Cypriot real estate sector. While the market remains robust, reports indicate that authorities are currently weighing new potential limits on foreign property buyers, a development that could influence future market dynamics.
