Cyprus property sector faces growth and structural challenges in 2026
The Cyprus Property Show 2026, held in Nicosia and organized by FMW Financial Media Way, highlighted the current state of the nation's real estate market. The event emphasized a market defined by high investment activity and rising property values, alongside significant systemic distortions, a persistent housing crisis, and security concerns. Officials and industry leaders argued that long-term sustainability depends on urgent institutional reforms, urban planning adjustments, and construction cost management.
During the event, the Ministry of Interior, represented by Director General Elikkos Elia on behalf of Minister Constantinos Ioannou, reported that the sector maintains strong momentum. In 2025, Cyprus recorded 21,387 property transfers, remaining stable compared to 2024. Despite the volume stability, the total value of transactions increased by approximately 10%, reaching €4.73 billion. Government representatives reiterated that property development is deeply tied to the broader national economy, urban growth, and the quality of life for citizens, identifying the expansion of residential stock as a top priority for the government. The conference served as a platform for professionals to discuss these metrics and address the critical need for policy intervention to ensure the sector's future viability.
