Cyprus residential property prices continue upward trend in Q2 2026
The Central Bank of Cyprus reported an 8.5% year-on-year increase in the Residential Property Price Index (RPPI) for the second quarter of 2026, up from 7.5% in the first quarter. The general index reached 109.7 points, representing a 2.4% rise compared to the previous quarter. This sustained growth is driven by robust demand from both domestic and foreign buyers, alongside steadily rising construction costs.
Market performance varied by property type. The Price Index for Houses saw an accelerated annual increase of 5.8%, up from 3% in the previous quarter. Conversely, the Price Index for Apartments showed a decelerating growth rate, reaching 8.9% compared to the 10.8% seen earlier in the year. Geographically, most districts experienced an acceleration in house price growth, with Famagusta leading at 10.5%, followed by Larnaca (8.9%), Nicosia (4.4%), and Limassol (4.3%). Paphos was the only district where the rate of increase for houses slowed to 3.1%. While sources generally agree on the national trends, there is a minor discrepancy regarding the cooling of the market: one report highlights a slowdown specifically in Paphos house prices, while another identifies a deceleration in Limassol house price growth.
