Cyprus property market experiences growth in H1 2026
The Cypriot property market recorded significant activity in the first half of 2026, with the resale sector generating €727.2 million from 3,202 transactions, according to Landbank Analytics. Nicosia led in transaction volume with 1,155 sales, while Limassol dominated the market in terms of value, accounting for 36.2 per cent of the total, or €262.9 million.
Simultaneously, the Central Bank of Cyprus reported an 8.5 per cent year-on-year rise in overall house prices for the second quarter of 2026. This growth, reflected in a residential property price index of 109.7, was attributed to robust demand from foreign and domestic buyers combined with elevated construction costs. Apartment prices outpaced houses, climbing by 8.9 per cent annually. Regional performance varied, with Famagusta leading annual price growth at 10 per cent, followed by Larnaca at 9.8 per cent and Paphos at 9.6 per cent.
Market demand remains elevated, evidenced by 5,298 sale contracts deposited with the department of lands and surveys during the second quarter, representing a 15.4 per cent increase compared to the same period in 2025. While price growth accelerated in most districts, Limassol saw a more moderate rise of 7.8 per cent, reflecting distinct geographical trends in the national market.
