Historic Nicosia modernist building repurposed into student residence

A prominent modernist landmark on Ledra Street in Nicosia’s historic center has been successfully restored and converted into a modern 33-room student housing facility, known as the MultiLiving Student Residence. Owned by Gylito Properties, the project sought to revitalize the dormant structure while preserving its historical character. The restoration was led by architect Panagiota Andreou, supported by a grant from the Department of Town Planning and Housing.

The renovation involved the removal of unauthorized exterior additions, while carefully maintaining key architectural elements such as the original reinforced concrete frame, the metal lift, and the central mosaic staircase. The building retains its historic signage, 'Polykatoikia Rigenas,' serving as a symbolic link to its past. In addition to the student housing units, construction work on retail spaces located in the basement and on the ground floor is currently nearing completion.

This project aims to integrate Nicosia’s modernist architectural heritage with the functional needs of modern urban life, specifically targeting the revival of the city center by creating a vibrant hub for the youth community.
