Cyprus residential property prices rise in second quarter of 2026
Residential property prices in Cyprus experienced a significant increase during the second quarter of 2026, according to preliminary data released by the Statistical Service of Cyprus. The House Price Index reached 105.46 points, reflecting a 2.4% rise compared to the first quarter of 2026 and a 7.9% increase year-on-year compared to the second quarter of 2025. This growth marks the highest level recorded since the index began its upward trajectory in 2025.
The upward trend was observed across both new and existing housing segments. The sub-index for new residential units rose to 105.73 points from 103.25 in the previous quarter, while the index for existing residential units reached 105.10 points, up from 102.51 in the first quarter of 2026. Data shows the property market continued its recovery throughout the first half of 2026, following a period of stagnation and minor fluctuations in late 2025.
Historically, the market had seen varied growth rates, including a decline of 1.8% in the second quarter of 2025, before stabilizing and returning to consistent quarterly growth in 2026. The current figures highlight a persistent increase in residential property valuations across the island.
