Cyprus faces housing shortages following economic growth
In recent years, Cyprus has successfully attracted international businesses and repatriating professionals through tax incentives and a competitive environment, leading to significant economic growth and job creation. However, this progress has triggered an urgent housing crisis as the population and economic activity have outpaced the available housing supply, particularly in urban centers like Limassol and Paphos.
The 2026 European Commission report on Cyprus highlights that this challenge is primarily driven by surging demand for housing coupled with a lack of long-term rental properties. The report notes that rental prices are increasing at a faster rate than property purchase prices, creating a barrier for the workforce needed to sustain the country's economic momentum. While the growth was an intended result of state policies, the current imbalance has transformed housing from a social issue into a critical factor determining the future of Cyprus's economic development.
