Aesara Investments plans 50 million euro luxury project in Ayia Napa
Aesara Investments Ltd has submitted formal plans to the Department of Environment for a 50 million euro tourism and residential project named Atlantica Wavemaster Hospitality. Located in the Limnara area of Ayia Napa, the development is situated along the coastline between the town’s residential core and the Cape Greco protected area. The site lies entirely within the T6(E1) tourist zone and currently shares a plot with the existing Mare Ayia Napa resort.
The project includes a 324-room hotel, 33 villas with private pools, a block of 20 apartments, and a beach club. Due to the proximity to the Natura 2000 protected areas, including a Site of Community Importance just 50 metres away, the Department of Environment has imposed strict development conditions. Building height is limited to five floors or 18.5 metres, and permanent structures are prohibited near the shoreline to mitigate environmental impact. Additionally, restrictions regarding light pollution have been set to protect the surrounding ecosystem. The proposal is currently under review by environmental authorities, marking a significant step in the planned expansion of the region's tourism infrastructure.
