New 50 million euro luxury resort planned for Ayia Napa
Developer Aesara Investments Ltd has submitted plans to the Department of Environment for a new 50-million-euro hospitality project named Atlantica Wavemaster Hospitality. Located in the Limnara area of Ayia Napa, the complex will feature a 324-room hotel, 33 luxury villas with private pools, and a 20-unit residential apartment building. The project is situated in a T6(E1) tourist zone south of Kryou Nerou Avenue, sharing a plot with the existing Mare Ayia Napa resort.
The development is subject to strict environmental regulations due to its proximity to the Cape Greco protected area, including a Site of Community Importance located only 50 metres away. The Department of Environment has imposed specific constraints on the project, including a maximum height limit of five floors or 18.5 metres, and restrictions on lighting and shoreline construction to minimize impact on local Natura 2000 habitats. The proposed facilities include a spa, gym, cinema, restaurants, and a beach club, aimed at enhancing the region's tourism infrastructure. The company is currently moving through the regulatory approval process as it seeks to finalize construction plans for the site.
